Full planning received for Carmarthen retail development

Aspect Developments received planning permission on appeal for the construction of a new 4000ft2 convenience store for Co-op Food Group Ltd in September 2018.

There will be 2 further units constructed at the Tawelan site in Carmarthen for A1 and A3 uses with works expected to get underway in Spring 2019.

Works complete at new Co-op store in Ammanford

Aspect Developments has recently completed work at the former Police station and Courthouse site in Ammanford.

The mixed use scheme comprised construction of a new 4500ft2 convenience store for Co-op Group Ltd, 4 residential 2 bedroom flats above and the refurbishment and conversion of the town former courthouse building into office accommodation.

The scheme provides a new development on the former derelict site at one of the gateways into the town.

Jobs created by Llanelli Supermarket Development

Aspect Developments’ were delighted to work on this specialist retail development in west Wales with the Co-operative Group, which featured in the local media recently.

Co-opThe Co-op have confirmed that a new Llanelli store is set to open by the end of September.

The new Co-op Food store is set to open within the next two months after a £550,000 investment, which is set to create up to 20 jobs.

The new store will serve the Sandy area of Llanelli, including the new Parc y Strade development from Taylor Wimpey.

It will have an in-store bakery and “focus on fresh, healthy foods, meal ideas, award-winning wines and essentials,” according to a spokesman.

The store itself is on the site of the former Electricity Welfare Club, which closed in February 2016 and has since been demolished.

Mike Pengelly, Regional Manager for the Co-op, said: “We are looking forward to serving the Llanelli community. The Co-op is moving forward with a clear purpose and momentum.

“Our ambition is to establish the store as a local hub, an asset for the community. We want shoppers to know that they can become a co-owner and member of their Co-op. We are also giving back to the community.

“Our members can make a difference locally; simply by swiping their membership card when they shop with us they can raise much needed funding for organisations in the area who contribute to improving local life.”

John Hillman, Acquisition Manager for the Co-op in Wales, added:

“This year we have ambitions to open up to 12 new Welsh stores. We are always on the lookout for new sites where we can deliver the right range in the right location and be at the heart of local life.”

“The Co-op opened more than 100 new stores UK-wide last year, and has ambitions to open a similar amount this year and in subsequent years. Co-op members can receive £500 in Co-op vouchers if they successfully suggest a site for a new store.

Alongside the Co-op, framework has been erected for three separate retail units by BP2 Property Consultants.

“We have had a lot of interest in the new units, but there is no concrete information as to businesses which will occupy them as yet,” a BP2 spokesman said.

“Each of the three units is 1,000 square feet in size.

“It is hoped that they will be completed by the end of October.”

Proposed new look of Ammanford courthouse site

Aspect Developments’ proposal for transforming Ammanford’s former police station and courthouse, which was closed in 2011, was featured in the South Wales Guardian newspaper this week.

Plans for retail space, offices and flats have been submitted to transform the look of Ammanford’s former police station and court house.

Carmarthenshire County Council is working with Aspect Developments Ltd who have issued the plans for the key Ammanford gateway site.

The application site consists of two elements. The first is a large now open area where the police station once stood with the second occupied by the former courthouse which remains on site.

The plan says: “The ground floor unit will have a total area of 448m². Its front elevation will face College Street, with the building’s main entrance set within it.

“The first floor will be occupied by four residential flats. Three of these will be two bedroom, while the fourth will have a single bedroom and small study. All four units will be accessed via a new pedestrian link and footbridge that will lead from Margaret Street to a shared access area.”

The plans go on to say the former courthouse building will be for the purposes of a number of offices. These will be arranged on a single floor and will utilise both the front and rear elements of the building.

In terms of employment it is proposed the retail unit will employ six full time staff and 10 part time staff.

The office element is then envisaged to employ in total 15 full time members of staff.

Concluding it says: “The proposal will deliver actual much needed employment to the town, while the new office space will contribute towards meeting a current deficit in provision in terms of this form of land use. As the accompanying information has demonstrated, neither of these provisions will result in any detriment to the existing town centre and its role, but will in fact benefit and compliment.”

The plans will go before Carmarthenshire County Council planners in the coming weeks.
